First, I am in the belief that you are better off owning property in Southern California "over the long term" vs. a rental property in the cities you mentioned (yes, I know cap rates are better in the middle states but we are talking long term).

It is my personal belief that college has been oversold for years (part of the reason for skilled labor shortages) but you should always strive to educate yourself!

It doesn't yet affect the distant neighborhoods in the city, but I think most locals have an honest belief that it eventually will.

My belief is that there is a hefty a.k.a. expensive premium to pay for A props over B props.In your research about Independence for one thing, it has to do more with the high school.

However, it is my belief that the bulk of the areas in those neighborhoods will not be great medium term bets. 

I'm under the belief that being in this area gives us a real advantage to investing here!

It is my firm belief that the laws as originally written and intended did not consider assigning a contract as offering a brokerage service.

And 3 out of the last 6 recessions, commercial real estate prices did not go down but stayed steady or actually went up (contrary to popular belief ).  

@Michael Plaks so you have a reasonable belief that meeting with the same family member almost 200 miles away, multiple times, over a 2 year period, and this family member(client) never takes the next step to purchase is a good way to lead to a profit?
