Sealing can work but there is always a risk of residual evidence appearing later.If the fire was confined to the attic it will be far easier and less invasive to deal with.

The house is old but cozy...

Between landlordology and cozy I'm really leaning towards cozy.

When she switched to paying online through cozy, I thought that would help... but then she paid almost 2 weeks late and claimed not to know why it hadn't gone through sooner (said she'd paid it on the 1st).

I have read about Cozy payment app on BP but have not personally used it as all my tenants are setup with Zelle`.

Nevertheless seeing the uptick in inquiries is a positive sign that people are wanting to get away locally and escape from the confines of their homes.I do think there are some key takeaways from this current situation we are in. #1.

I currently use Cozy for everything property management related and my lease are pretty detailed.

I am a small time STR operator in Wyoming, so my insight might not apply to larger areas, but I find that doing a theme for my STRs seems to get attention, The Rendezvous, The Cache, The Bunkhouse, The Eagle's Nest, The Cozy, etc. 

My financial liabilities are confined to the mortgage on my primary residence.
