Some custodians do have internal polices that where they choose not to process certain transactions that can lead to greater complexity in account management such as foreign real estate or UBIT creating trade or business activities, but that is a business model decision, not a legal restriction they are confined by.This lack of oversight is a factor of the regulatory environment, not their service attitude, by the way. 

Please understand that water and sewer backup is "not" the same thing as water damage after a pipe bursts within the walls / confines of your home.

Also I completely agree, I should have started it right away.I use Cozy for payments, so I can't really stop them from making a payment without removing them on cozy.

They need a cozy, quiet place to stay.

I try and give everyone a slightly different rent amount and they put their name on the deposit slip which I can see.I also take PayPal, Zelle, venmo and bank ACH.Same as what I do but have cozy/apartments.com also. 

I now use COZY which is working out pretty well.

@Beau Pearson I have used Zillow Rental manager, Cozy, and Avail.coPersonally i would say I receive the most tenant traffic through Zillow but prefer Avail for contract and payment management.

We just kept it under our name and used a lease we “borrowed” from a friend of ours and modified it to fit our needs, but we changed very little to be honest.To list the property, screen tenants (application, credit checks, and background checks) we use Cozy.
