I am using Holton-Wise for the property manager and their associate Varner Group for the realtor as well as their associate Hoag agency for insurance and Black Tie Title for closing.   

I am using a large bank right now, and I won't mention their name, but they are a NIGHTMARE.

Also running into a lot of 15%, I am used to 10% plus first month for new renters.

I am using them to set up a Land Trust and Wyoming LLC for a PF cabin.

I am using them for 10 units (mix SF and duplexes).

Also never a music major bc they will keep everyone up all night.

Updated appliances, yes guests on a budget do want to be able to cook and especially if you get snowbirds who descend any time between October and March and stay for weeks at a time, they don't want to eat out a lot during their stay.Xbox and lots of games to keep the children (big and small) amused, there will be times when they are having a day off from the parks, or the weather is bad and parents still need to keep their children entertained without too much effort.  

@David Katz I do have a version that I fixed up and that I am using to evaluate individual properties.

I am using a VA home loan which means the property has to be essentially turn-key.

The Private Lender that I am using for my client say I need one or partner up with someone who is.
