Any form of live work where you have retail on the ground and residence above is very rich culturally.

Have you considered setting up a business in Ireland promoting turnkey USA property to Irish people (profits taxed at 12.5%) and using the proceeds to fund your own buy and hold rentals?

What would be financial factors, specific to the Irish real estate market, that I should take into consideration (for example, I found out rental income is heavily taxed in Ireland) ?
