(Professional landlords  are landlords who know how to STICK TO THE RULES, who have a good LEGAL Lease Agreement in place ) And once you inherit a tenant who didn't have a previous professional landlord, you will  get  tenants who think they can rent any time they want, because they don't realize that the Lease Agreement comes with a due date, and if you try to enforce your lease, will threaten you with Mold issues , landlord harrassment issues, and call you a slumlord, and more.

You could use the lease as a billy club and threaten or put up notices to comply and give out verbal warnings all you want but at the end of the day you got a party animal trying to mingle with a family man with just a few boards between them .

I immediately start making tenant pay late fees and/or NSF fees, enforce the rules, refuse their demands for free rent when there is a repair issue, and of course the tenants hate me, call me names, think I’m evil, threaten to take me to court, etc etc.

And he has a tendency to be aggressive, and he even threatened to not pay rent on his second month because he thought his demands are being ignored.I keep hoping that every time he makes a request and I comply, he'll eventually be happy and stop costing me so much.

They are threatening to leave , my fear is that they will cause more damages and simply leave , they aren't U.S. citizens and I sense that they can simply ditch on the U.S. law and run off to another state or even perhaps back to their home country and not be accountable for anything since none of us , including the law , will be able to track them.

the only reason my home didnt sell for so long .. was beacuse i havent cleaned a thing since 2005 the house is practically not even livable the bathtub have al turned colors of brown green and blue along with all the toilet i bought 10 cats and they poop all over the house and i dont clean it. i worked for years noone wants it my haouse smells so bad that when people came to look at it they walked in started coughing from the smell and walk out... this man decided to buy it i wish he didnt... and ever since he bought it ive made it even worse... i take the garbage out and let it pile up in the living room until they leak his wife yelled at me to take the garbage outside since they are ruining the hardwood flooring... but i dont care if they try and make me leave this is me threatening them that i will do more damage.. we have a meeting scheduled for tomorrow at 7pm to talk about the appliances and chandelier..

Or the "slumlords" threaten to evict and/or keep the security deposit if they don't pay the rent even if things are horrible and then the tenant will have an even harder time finding someplace new to live.Not always that someone would "accept" such standards.Do you think people WANT to live with roaches, mice, broken windows, doors that don't lock right, etc.?
