Anyone have experience build up from the wood floor coating?

As far as the expenses are concerned, it definitely needs a new coat of paint (inside and outside) and the kitchen counter tops need a little updating as well as new carpets need to be installed.

. - Rub #3 for conventional financing.Unit needs only a coat of paint and carpet cleaning - no apparent repairs required.So I need some ideas to get this deal financed.  

Here is what our marketing plan looks like:First class flier 8.5''X 11'' UV coated door hangersPost cards color front and back 6''X 8 1/2'' (size may change)We are planning to do one of these every 3 weeks and are also considering calling the neighborhood and door knocking.

New construction windows require new trim inside and out, an applied ice and water protection and or a rubber flashing and will need a fresh coat of paint inside and out at completion of installation.   

The house has lots of perks, not the most updated but nice, energy efficient, low taxes, solar panels on the roof, roof needs a coating,  and kitchen needs updating but if I would to rent it I can leave it as is for now.

I have also taken care of all deferred maintenance - coated roof, new gas boilers, and water heaters. 

Does it need a fresh coat of paint? 

Older home, uneven floors as well, I hear thicker is better for uneven concrete sub floor.

-Books or guides on what the cost of a certain repair would take (countertops, flooring, siding, etc) and how do you estimate the years left when you see a house that either needs flipping or even just a coat of paint and new carpet.
