My hiccup is/was this, I know I want to be in Class B properties and I bought this right off MLS, below what other things comparable went for, but not steeply discounted.

It's why attic conversions also run into hiccups when calculating sq ft.

Being trusted to come alongside them as an educator is much more fulfilling to me than the sale. 

I'd rather leave it to the professionals to deal all the problems and invest alongside them as a silent partner. 

I love the fact that I can be mentored by professionals who have been doing real estate investing in south Florida for over 20 years, can have all of my deals funded by them, can shadow them as they talk to potential sellers and buyers and can network with a sizeable amount of other students that have also sacrificed to get into the mentorship program but the price point has hindered me thus far.In the past I've paid for courses and info that have gotten me as far as I have gotten but I see the mentorship program as being the fire that I need to hit the ground running in investing (alongside the fact that if I'm inactive within the program for more than six months that I would have to repay and start all over - so there's that) as well as the few students that I've seen, see success through the program AND the mentors themselves being diligent in helping their students acquire profits.I apologize for my loquacious post but I wanted to make sure that I provide all the info one would need to give an accurate opinion and aid in my issue.

Everybody wants to point out the obvious on the analyzing and crunching of numbers while making data driven decisions, but being able to work along side the hourly has greatly given me a step-up on communicating and managing my tenants.

I’m personally of the discipline that a well funded 401k is good to have alongside RE and other investments, and that tapping into a retirement account for anything is last resort.In my personal judgement and with only the limited info I have about your situation, I would aim to max out the pretax savings in the 401k.

So any hiccup in life, they would need to worry about how to pay rent or buy food if they spend all their money on a wholesaling operation that still required them to essentially give up all their free hours.Maybe I'm too risk adverse.

I have always wanted to get into the real estate game somehow and upon stumbling on this website and recently reading Rich Dad Poor Dad I am ready to take more steps toward purchasing my first real estate asset here in the Salinas Valley in California.This website seems like a phenomenal place to network and learns from each other so I am excited to begin this journey alongside the rest of you.
