Long gone are the days where the consumer-facing LO is allowed to take a pay cut or pay raise on a per-deal basis, now it's mostly on what you can give us, that we can turn around and sell to management (as they are the folks taking the per-deal hair cut), that also isn't going to expose the firm to any potential gender/race/disability/etc based discrimination lawsuits or Dodd-Frank/CFPB fines. 

I love you @Joe Splitrock, @Jay Hinrichs Hinrichs, @Alexander Felice (but only because you have great hair), @John Hickey (because... well... she is simply always on my side no matter how weird I get.. and  she promised to feed me one day).

Thank you for opening my eyes to that option, I'll begin combing through local banks and what they offer as well as online banks.

You can ask about experience, but don't just assume you are looking for a middle aged lawyer with grey hair.  

Welcome to Texas where taxes and insurance make you want to pull your hair out.

You'll burn time money, and hair going through the BRA for Zoning approval even in the best scenario; don't make it worse by trying to eke another three feet of linear floor space on the  boundary.

If we were a prospect tenant I would rather you come out and say you wouldn't rent to me because you don't like my hair color, or the way the planets are aligned etc..
