I wouldn't deal with any that turn into giant pains in the rear. 

You just better make sure that is in giant bold font and get the tenant to also initial it, because if the title is "lease" and it stars out with a one-year term, the tenant has an argument that they reasonably understood that they had a lease that wouldn't end until the end of one year.Why not just do a month to month agreement? 

Find the intersection of Cleveland Ave and Weber road, and look for the giant hidden dick in the map (hint: just northwest of Cleveland and Weber)...

Your interpretation of that would be the cynical interpretation, optimists and apologists will point to the giant Fannie Mae database of appraisals, a database that did not exist to be cross referenced, as is currently the case, 5 or 10 years ago.

You might say "lesson learned" for the owner of that property, but if it happened on my SFH in California it would be a giant set-back if not the end.
