I went and really liked some of the things they discussed, and decided to sign up for the 3 day workshop they advertised for about $100, not too bad I thought.

Our suburban Chicago community has so many members we've outgrown our meeting place (where we've been since BEFORE the crash), has weekly study groups to help people understand what they are learning and monthly all-day workshops where one of the instructors from our classes (I believe we are up to 20 instructors now, 49 classes totalling about 500 hours of on-line material available 24/7) comes out and teaches without selling anything.We have other communities around the country, as well.If that's "too good to be true", then good luck to you.One couple in our community just finished a 32-unit project (in four buildings) providing housing for homeless veterans: rents guaranteed by the VA.

You start by attending a home buyer workshop then some counseling.

I know she is speaking on Tuesday Night February 2nd at 6 PM, and then having a workshop on Saturday the 6th starting at 9 am.I've heard some good things about her, and since I have not yet attended an event with this association yet I'm going to check it out on Tuesday for sure. 

Here are the key questions to think through before you get it going:1) what do you want to buy2) how much can we afford3) how will you pay for it 3) what are you going to do with it afterHere is how we tackled this challenge:1) Find a reputable and responsive agent to work with: we worked with @Sharon Tzib2) Get pre-qualified with a good and local lender that work with investors: we usedd Rochelle Frazeur from New American. 3) Use some good MLS criteria to set up lists with your agent3) Find out how to identify a good deal: We got our hands on some good cash flow analysis calculators (thanks to @Sharon Tzib) and we used the calculators on BP as well4) Make neighborhood visits to those areas of your interest5) Find other venues to meet up with other investors or go to workshops and meet up's: We've attended BP meet up in Houston, events with Jet Lending, meeting with Wholesalers, and we've met one-on-one with other investors6) Look for non-MLS sources to find properties for sale: wholesalers, and local listing through Rich club or word of the mouth7) Talk to the property manager if you are planning on using on.

I've been told several times that my best bet is to reach out and see if there is anybody in my local area that would be willing to meet up.Next weekend I will be attending a three day Fortune Builders workshop in Philadelphia and I have an extra ticket for anybody who has the desire to attend.I'm really anxious to get started because I already have a couple cash buyers that want to buy some properties.John Paul Kilduff II
