The place reeked of cat urine and was packed with cobwebs. 

It is perfect for people who don't have the time or desire to go through all the hurtles of BRRRRing.

What i do know is tenant took the time to paint the apartment on her own which includes colors of green, blue and red and she had her wood floors stained because “she was tired of the color” i suspect it was to hide scratches and cat urine spots. 

Old growth hardwood, on the other hand, can put up with just about anything a dog can throw at it other than puddles of urine left in place if there's not a heavy poly coat down.

You must have never been in a house where the cat gets to go everywhere, and the whole house smells like cat poo.or maybe you've never had to repair cat urine damage. 

We have always had an interest in buying rental properties to replace our income & to be our retirement income when that time comes, but never jumped that hurtle.

I do not allow pets because I have personally had to rip out subfloor that was urine and fece saturated.

My friend who always had a dog of that breed used a thick carpet that was padded, like one uses in a shower, when her dogs aged and lost bladder function and they produced enough urine to flood that.Can your flooring withstand this?
