Strictly cash flow is missing the forest for the trees. 

The landlords solution is to make us all “owners” by creating a lease option to purchase contract. 

I was hoping the perfect solution would just fall from the sky.

So instead of a really cool development with a ton of mature tree's left I lost 80k and could not close..

Might be a way to get some cash quicker or maybe get a buyer for the land quicker if you can show them they could pull 1k an acre by having someone come clear cut the parcel after they buy it.Timber is a long term play as trees do not grow back that fast.

You can’t stop folks from calling so best to figure out a solution on your end.

The solution I give them is to narrow their focus on a specific market, study it, and get to know what a good deal looks like.

Sewer issues in Chicago are very common which is why I ALWAYS recommend / almost require my clients to get them done + if there's trees in front or in the back of a property, there will almost always be plumbing issues + needed rodding. 

I have some solutions in mind but also want to see what the pros may have to say!!
