Just to make sure you and I are on the same page, my title to the thread is a bit hyperbolic, need to catch ya'lls attention to get the traffic.

First off  you have a CRIME FREE /Drug Free addendum on each tenant that lives in your rental.If you notice suspicious activity or have reports of the same you give tenant notice of high traffic / volume of people to unit as notice to cure.. if this continues or you see or smell drugs you give notice of non-compliance and lease termination. yes you can ask police for advise.. but your main goal is to limit the calls police have to make to your property so you don't want to be listed as a nuisance property. but if the issues warrants it yes call the cops and if a neighboring unit is worried tell them to call the cops sometimes you have to have a record of police calls to verify the issue so you can write up infraction for eviction action..

Traffic can be much worse than downtown though.IMO, you just gotta figure out what kind of person you want to rent to.

Not sure how much traffic my STR will get with a slow economy.

Pricing over there seems to be more speculative on what it could be worth 15-20 years from now rather than tied to the fundamentals of cashflow.Also if you start in Inglewood, 2 hours in LA traffic doesn't get you very far haha

A lot of Delta Air Lines employees opt to live south of the city for easy access & less traffic to reach the airport.

The other agents from the same brokerage that were initially supposed to get the listing thought an open house would only be necessary if there's not much traffic the first 2 weeks. 

There’s great Airbnb traffic there, with average ROI as high or higher than almost anywhere else in WA.

I am 15 minutes from Disney, with normal traffic, and have a nice place with full 5 star ratings and we're just battling the bottom feeders here all day long.
