In Oceanside, New non-hosted STRs are prohibited outside of the Coastal Zone as of February 10, 2024.Most HOA's do not allow rentals less than 30 days so that is likely not an option unless you find a couple of places on the water that allow it but usually tough to find below $1M. 

Unless you have a very large sphere to start it will be really tough to get going on your own.

It does not cost the landlord except for the labor and materials.

It’s tough to pull off something similar with $50k-$100k in a short period—it’s just not realistic.

I lived there for 3 years but relocated to Orlando last year to be closer to family.I think Jacksonville is still good overall, but it’s tough to make rentals pencil right now.

That is a tough question to answer.In our case we get the most compliments on the lake and our kitchen.

I would say it's more of a scam to offer a seller <70% on a property that needs $5k in material repairs  and flip it for 125% without stepping foot in the property.
