Harry, always got to steal my thunder...Just kidding.I'm a seasoned investor and at the minimum, it helps me gauge my rehab estimates and play a conservative approach if the prices are higher than normal.Not to mention, knowing I could produce the labor and material costs at a much more reasonable discount.I too find it Super useful!

Use a financing contingency, if you can't get a loan you're out of the deal with your money back, but you need to apply, might make it contingent with a private lender or HML.This partner approval stuff will get you nailed if you don't have a partner.I really hate the sneaky snake tactics and so does the MO.

Another pointlless thread....Some of you put off the image your a "proven" investor but you should never reply on a wholesaler or anyone else for that matter to give you any numbers other than the address....Whats new, some wholesalers give bad numbers, well lets flip it, i wholesale and flip and guess what, investors try to snake you, they try to drain the deal dry.
