He never once sent a camera down the pipe to get a close, accurate depiction, but saw "mud" on the end of the snake.  

It would help to be able to shadow someone a bit and see them interview a prospective tenant, call a plumber to go snake out a drain, or go to a real estate closing.

Harry, always got to steal my thunder...Just kidding.I'm a seasoned investor and at the minimum, it helps me gauge my rehab estimates and play a conservative approach if the prices are higher than normal.Not to mention, knowing I could produce the labor and material costs at a much more reasonable discount.I too find it Super useful!

But even more likely, you may have found a snake in the grass.Reading through the thread, you don't know enough yet about the property itself to determine if it is a good buy or not.  

I put a pipe snake in to about 17 feet then ice.

Use a financing contingency, if you can't get a loan you're out of the deal with your money back, but you need to apply, might make it contingent with a private lender or HML.This partner approval stuff will get you nailed if you don't have a partner.I really hate the sneaky snake tactics and so does the MO.

It would cost me about $150 to have someone run a snake down the toilet and sink.

Another pointlless thread....Some of you put off the image your a "proven" investor but you should never reply on a wholesaler or anyone else for that matter to give you any numbers other than the address....Whats new, some wholesalers give bad numbers, well lets flip it, i wholesale and flip and guess what, investors try to snake you, they try to drain the deal dry.
