I currently work as an occupational therapist at a skilled nursing facility.

I do not think therapist is part of my job as landlord but I currently have a tenant that seems by-polar.

Don't accept partial payments kick 'em all to the curb -- don't turn into their therapist or social worker.  

I also work a full time job as a massage therapist.  

It sounds like she has issues you can't fix(read: "You are not her therapist"), and she is blaming her insecurities on your ambition, trying to stop you.

They were physical therapists doing a job swap in Coeur d' Alene from Colorado.It would have been great, but the gig for them fell through.

I feel energized around getting this debt paid off!

You must allow them if the tenant has a letter from a health care provider (including doctor, psychologist, therapist, or social worker) saying they have a disability, and keeping the animal is reasonably related to that disability.

Of course, I would need to energize homeowners of my value... not asking for advice necessarily there.
