Be aware of the gurus that sugar coat how great notes are; while they can be very profitable, you can also lose your shirt if you don't know what you are doing.

It is very simple for me to say do this do that and I do not sugar coat that advice but you must be aware that implementation requires experience and skills that not every landlord has...For example when I advise evicting and the response is the cost is too high/give the tenant a chance that indicates a landlord without the experience to see long term. 

It looks like, if you convert from MCF to kWH,  for the equivalent energy consumption you'd pay $41 in electricity vs $9 for gas.

The HOA is saving the original cost of the water and also that of sewer as your billed sewer costs upon water consumption so it's more than cost of water they are saving..

Based on this information and the proforma I should be able to save about $5000 a year by setting up an third party company to meter the unit water consumption and bill accordingly.
