I had tenants that stopped paying rent for 2 years in NY during the pandemic and we couldn't kick them out, i've had tenants move out and leave someone squatting and NY made it impossible to evict them so I had to pay them off, i've had tenants destroy their apartments before they moved out (maggots in the fridge, flushing their kids toys down the toilet etc) so i've dealt with real difficulty.

Real estate actually takes access to capital and/or credit. 

I cannot specifically think of any issue at all but occasionally we have had complaints about something clearly listed and when we point them to it the complaining usually stops. 

@Grant Shipman, I will say, I have not explicitly seen anyone violate these rules (that I know of), but more commonly there are a lot of people who have comfort operating at the margins.I.e. compliance officers/attorneys that stop at the letter of the law may say: "investment manager X, you can advertise your company all you want.  

They often have access to off-market properties which gives you less competition.

If they need access to the property immediately, you can offer to leave to them until you are ready to close. 

While it's true I don't necessarily trust the pricing software algo, I really like the ease of accessing the data.
