I am not sure if it was just my market or more on their end but at the end it was a pretty big loss for us, so we cut it. 

Should I just hire a tree service to clear a path and cut the dead tree?

They will under cut and do whatever to squeeze 3rd party sellers.

-"light value add" won't cut it if you want to refinance and get most of your outlay back out. 

The tenant babbles about a broken down car, hours got cut at work, or whatever his excuse is.

The people trying to sell a 40k course likely told it's easy sign people up for it and you get a cut etc. and make big money.

My uncle has an offer he pays all development fees and then gives the guy who engineers it all 33% gross cut.

Admittedly, pricing will often account for any major items, and I don't believe this is true in Sandy Springs, but there are some areas that an interstate cuts off a small part of the neighborhood, and so labeling the neighborhood as "good" may be true for 90% of that neighborhood, but if you are in the 10% that is on the "wrong side" of the interstate, it can be a totally different market.

So if lots of parking, ideally walking distance to busses or transportation to cut down on cars, you might get away with it (legally).Operationally;  this is a can of worms to manage.
