She was in a downward spiral and wasn't going to make it out.Second example is tenants we still have. 

I was able to give him a fair price that we both walked away happy with as it kept him out of foreclosure and got him into an apartment and out of this spiraling mess and I got a property with good potential.Long story short, closing was a disaster.

These were all sub-$100k properties, but you can see the spiral effect.  

I have an upscale rental on the golf course and my tenant's life appears to be in a complete spiral.  

Hi @Cynthia Miller, your other thread is here... https://www.biggerpockets.com/forums/52/topics/467...I would get out; those places take a long long time to change and/or only get worse because anyone with drive gets out and moves somewhere better; those left behind only make the communities worse off; like a community death spiral. 

What ends up happening is at that point you are so fed up that you hire a bad PM to manage just to not have to deal with the calls anymore and the downward spiral starts.

As sales prices continue to spiral up, you can expect rent rates to continue climbing until they eventually catch back up.

I once asked for a quote to install a spiral staircase going from the first floor to the second floor and I was quote upwards of $20k excluding materials haha. 

It can be a never ending downward spiral. 

Even though a contractor has a good reputation one mistake when bidding a job can cause the contractor to lose more money than he can afford to lose causing his business to spiral out of control and crash down like a set of dominoes and all this is happening when he is working on your job.
