Many posts here have strong opinions on the subject and it has my head spinning some.

The leverage isn't and end goal, it's a means to the end goal...and without it, I feel you just spin your wheels.

I got too excited to buy this house and because I did not physically see it or have someone on my team physically see it, I ended up spinning the seller's wheels and had to come back in for a price reduction. 3.

When I got my condo back, they had sabotaged all of the doors by removing the levers so the doorknobs just spin, then put all of the levers in the floor of a closet. 

@Caleb Heimsoth good point, I see the value in doing it on occasion or like you said if it's a property you don't want to hang onto but the people who think they will grow an empire without huge marketing budgets seem to be spinning their wheels while wasting money.I love how @Jay Hinrichs almost always tells them to get a real estate license and be a realtor.

I'll get my hands dirty and keep the wheels spinning in the general direction I need to go. 

Otherwise you will be spinning your wheels trying to find a deal on the MLS in a super hot market.

I am looking to get my feet wet with my first BRRRR purchase and my head is spinning looking at all the different areas.

I've tried googling this, asking people in real estate, asking attorneys, and everyone has a different spin on what the right answer is (and some say neither).
