During that time we were able to save more money and our budget went up.

@Luis Cerwin as others have stated, Nov - Jan is the worst time of year to have a vacancy.Majority of tenants live paycheck-to-paycheck, so all their income goes to Holiday spending starting with Halloween, then Thanksgiving, then xmas, then NYE.January is also historically the worst month for rent payments due to Holiday Hangover Spending.

@Patrick Braswell Got it. just didn't want you to spend all the time working with your family members if the bank won't approve a HEL.

Class C stay indoors, don't answer the door for solicitors, and don't spend a lot of time with neighbors. 

You indeed have to spend that much money.

Keep working, saving money, and buy the best asset that your budget allows.

I am wanting to be able to stop working full time sooner than later as I would like to be able to spend more time with my family and enjoy life. 

I’m over here on Big Island, up in the Kohala coast, and it offers some resort areas too on the sunny western side similar to Ko Olina on Oahu.So things to consider are:- Which Island- Your budget- Will you be financing or paying cash?

I hate having to write all this but I feel bad for all the people who have given Ryan and Tyler money they don’t have to spend after listening to his high-pressure and very unrealistic sales pitch about making easy millions.During the high pressure sales presentation they pressure people into finding ways to pay for their $35-40k program.
