I've listened to some "internet gurus" talk about being able to pay more for a house (through subject to) than its currently worth because of how much the backend value would be.

They like that.My super duper, proprietary "Quick Calc Pro" spreadsheet tells me in minutes what price I can pay for the property, what my cash flow will be, what my entry fee is, how much I can wholesale or fix & flip it for, how much to give the seller, and a ton of other items that only someone deranged and experienced would care to know.

Which I GET means that someone's numbers will work if they have different values for their assumptions. 

Since this is my first real reno, I will do a good portion of the demo but will hire someone to do reno so I can watch and learn for future projects. 

Usually a post like this or even remotely similar to this is posted by a newbie or someone that has a coaching program for sale. 

I've never used hard money for anything before so I'm not sure that's an avenue for me.Im hoping someone can maybe explain the ins and outs of this type of financing.

What you can't do is adjust that amount to different tenants because if you gave it to someone else for 1725 or less even though you said 1800 and them NO to them for 1725....do that enough times and that may cause them to think you are discriminating against sec8 tenants.
