@Daniel Hollar, my thought is to skip the DSCR for this property, because of the way you have managed your properties.  

I've agreed not to pay him back for 5 years.I also own a few bed and breakfasts and million dollar STRs.

You could potentially buy your house with cash and skip the mortgage.
