Get it stabilized with a good tenant, a little lower rent if you have to, I am tempted to suggest skip the PM and put your own time in - but I don't know your people skills.As an exit strategy, either keep them rented or sell them to your tenants with a lease option.

Or you can skip all the landlording headaches and invest passively instead :-)   That's the only way I invest nowadays.

Have you tried using skip tracing software to find contact info for the owner and the local fiduciary in order to get in touch with them?

Reading, learning, and contributing to the forums.The podcasts are great but I usually skip the episodes that don't apply to my market, or when guests get start talking about overly leveraged deals. 

Also, the contractor said he would lay vinyl all the way through and skip the granite.
