It's a wake-up call to the numbers and/or possible issues with this particular property.  

Costs a lot of money, but I don’t have to stay awake and I will get a phone call at night if the beam is broken.

So should I stay awake at night worrying that someone may sue me and insurance not cover?

Hello,I am two weeks out from closing on a new property in ColoradoMy real estate agent just called me and told me that the sellers wanted to disclose something fairly odd...Apparently, one of the sellers is a heavy Adderall user (a schedule 2 prescription drug similar to meth).She stays awake for 2-3 days at a time and gets extremely paranoid and is currently convinced there are bugs all over the house and someone is hacking her computer.My worry is, that much like someone who is addicted to opiates may turn to heroin when they run out of a prescription, that someone addicted to amphetamines would turn to meth.When I did my due diligence, I was unaware of the mental state of the owner, but I did not notice any bad smells, and the place was fairly clean, so I don't think she was cooking meth.My due diligence period is over, so I don't think I can get a professional to to a test, but I have seen that there are test kits online.

I think RE professionals in Jacksonville have been bullish and seen the opportunity downtown for a quite some time but really needed some leadership to come in and jolt the city awake.

Laws in Asia are quite different than you are used to and the closing/titling of properties will blow your mind or keep you awake at nights. 

Currently I work 3rd shift awake overnight and do 4 ten hour shifts.

I think that is something that many folks miss on this site ( you know those wishing for a crash) they dont realize when it crash's so does lending and liquidity so unless those same folks who think all of a sudden values are going to drop but lending is going to stay the same they are in for a wake up call.. those who do well did so from capital from their other business or retained earnings or inherited cash or what have U then had the stones to actually go buy when no one was  !!!!!! 

She will have a rude awaking when trying to find a room for rent in Denver especially if she has some personality issues. 

So for you I get it.. but for your buyers they maybe in for a rude awaking down the line..
