There's lots of opportunities in developing neighborhoods, but also seems a bit saturated at the moment.Also, definitely budget security (remote control cameras, alarm system, etc.) for your properties, as there are a lot of people who occupy themselves by breaking into houses and stealing anything they can sell.Lastly, there are a ton of contractors looking for a quick buck.

This is the max it seems most "A" lenders will loan too, I might get 50% from a credit union but that still probably not help in the short term.How do people keep going?

New investor here trying to stay in my local market (Dayton, OH).Since I've started looking for my first deal I've come across a few section 8 properties that seem to pencil, but I'm a bit loath to jump into that kind of deal.

So I'm guessing I can get a DSCR loan; my basic googling shows that they cost around $10k to close; which seems very high for my strategy; considering I'd be holding this for 2-3 months maximum.Getting HELOC seems another way, but I don't necessarily have that much equity that I can tap into.

I have a STR in the Sullivan County and have been looking for a cleaner but the options seems to be limited in this area. 

If you look what ADUs have done for California, it seems like this can be a transformative trend here in MA. 

Cleveland seems to be the more stable market if you're looking for growth and stability.
