Purchase price: $350,000 Cash invested: $11,500 With the proceeds of the sale of our first fixer upper we purchased this duplex which we moved into one unit and same month purchased another duplex in another town to BRRRR.

Purchase price: $275,000 Cash invested: $294,000 Sale price: $355,000 Seller was behind on pay HOA payments and in risk for losing the property.

The sales price was $14k under the asking price.

I'm trying to figure out the best type of STR for cash flow on the property. 

You can't change much of it now, but look up the best sale in the area, and copy what they did.

I suppose they would be able to help me figure it out but I’m still trying to determine what is the best way to fund something like this and would it be better to sell off the entire purchase once split into separate parcels or is there a way to structure a deal as to where I could sell off some of the land to repay the loan/investors and also retain a portion of it to develop with my own short term rentals.
