It's just basic health and safety issues.

I am currently in learning mode and am looking to actually enter the real estate space in a couple years or so. 

Consider properties within walking distance or with easy access to public transportation.Safety: Neighborhood safety is a priority for both students and their parents.

A drafter or app can get it together but you may need an Architect or Engineer if it's a life safety review/submission.

We want to keep our portfolio loan to value ratio small as we also like the safety of it. 

We are probably going back into acquisition mode here shortly but want to shore up things before that happens.I also spent the last few months building out a centralized notion to manage all the document, to dos, etc but have pulled the trigger on VAs as the cash flow isn't there yet to support someone full time.

It is just a safety net, mainly.

IMO the insurance industry will be in catch up mode until natural disasters slow down (IF they slow down?).

Recently, my tenants have expressed concerns of people hanging out in the front of their units, creating some uneasiness - to the point where they want to exit their lease for safety reasons.
