If you have the depth for an inside mount, I'd go that route with curtains, as mentioned previously. 

I have had people work for me for years under this concept and with some very few minor disagreements it has worked out very well, the money saved allowed us to do 3x the work than if we had gone the traditional route.

I think real estate investing has always been a long play whether it be Turnkey or any other route. 

If you're new go the conventional route.

Going this route creates a multi family scenario creatively. 

You could reach out to the folks at The Nature Conservancy and they could provide additional info if that route sounds appealing.  

There are opportunities to start investing in all the areas you said, fixing them up may not be the best route to go at first just because that takes a lot more getting used to in the market (in my opinion), not that it is impossible, just a better route to take for your first property.

Sometimes the smoothest way to acquire your 2nd house hack, the conventional route could be the best.

I have heard of hosts taking that route and winning too.
