It will be a building with 12 rental units and a 3500 ft2 restaurant.  

Believe it our not, we still have a lot of success with Craig's list, though not sure if it'll work with newer build assets.I would try to build relationships with businesses that your residents use, such as pet stores, restaurants, dry cleaners, etc.

I've seen these situations spiral out of control and lead to occupants neglecting/damaging the property, such as making holes in the wall to look for hidden cameras, nailing doors and windows shut, etc.

If they’re “passive” investors they invest in funds/syndications where the syndicator/fund manager has “stretched” beyond all reason because the ROI in his specialty has gone below all risk return reasonableness BUT it’s his business and he doesn’t have the integrity to (temporarily) shut it down.  

Offer free breakfast at my friend’s restaurant next door before the guests begin the downtown walking/shopping.

It would be tragic to build a portfolio and have the local town come in and shut it down. 

I had 2 STRs during Covid and they were both slammed with people wanting to get out of the big cities with the hordes of people, and away from all the mask regulations, restaurant closures and all that.

I've worked with many restaurants/manufacturing companies with 9+ figures of revenue and they're just registered where their HQ is most of the time.

In Vegas I keep mine at 80 in summer.. feels  good to me.. and I need to take a jacket to any restaurant I go to since its 72 in those places and I freeze  LOL.
