I've found that there are only a small handful of people that will seem to truly grasp these concepts, and that immigrants or people that closely resemble my set of life circumstances (so they can relate directly to me) tend to be particularly receptive for some reason. 

Post anything close to resembling a deal and a buyer or funds are available.

Wrote down the processes as I learned and made it fit it into something that resembled the flow at my shop at work.  

The composition, type, and location of your prospective RE assets is unlikely to resemble any particular basket of RE investments that any specific REIT is buying.

BP's bookstore has great books for wholesalers, house-flippers, house-hackers, rental property investors, and long distance/remote investors.I would start with the book that most closely resembles your goal for getting started. 

Not go back down to 2019 levels, but resemble a more sane market from years past.I don't pay attention to real estate predictions.

@Christopher StahlI actively I'm working this area but unfortunately I'm in the same boat as you trying to find anyone that can give me a lead or anything that resembles a real deal.
