So the deposits on the C-class rental can actually be equal to the deposit on a home renting for twice as much.The lower priced rental will also be a smaller floorplan with tile and laminate flooring instead of carpet, which saves on carpet cleaning and new carpets, and repainting on a pure sf basis.

Wanted to do an FHA but the appraiser said the bilco doors needed to be repainted, about 15 ft of baseboard was missing the covers, and a shutoff valve was leaking.

They are now proposing on spending $2k on the entrance sign, even though you can repaint it for $100 and it would be just as good.

I also am usually renovating, so the wood will be repainted anyway. * if you’re in MA or CA, the rules change... much more strict.

If it's an older home, it hopefully has hardwood floors....then it's just repainting a room or two when people move out.

My property managers in NC explained that they do not charge security deposit for paint, ever, even after 1 year, so if there is damage to the wall, they will charge for the repair, including to repaint that portion, but not for any touch-up or repaint.

I would clean out the junk in the pole shed, clean the interior, repaint a neutral color, replace carpet and other light rehab tasks.
