@David Pena Jr Let your tenants pay down the mortgage and have reserve funds for refreshing the unit and for needed future repairs and maintenance. 

Finished the kitchen out, moved a closet from a guest room with 2 closets over to the primary bedroom so primary has 2 closets, and refreshed all paint/light fixtures.

We refresh our scope of work template every year once we go see all the new trends at the parade of homes.

We're refreshing the interior with new floors, paint, window shades, etc. and updating mechanicals/fixtures for now.

It's refreshing to hear such enthusiasm at a young age, I wish I had started at 21!

@Pat Antoine If the rents are under market, what is the cost of the repairs to refresh the apartments and earn market rents?

I'll put up hard non-refundable money, close as is".That's refreshing from a blast email saying "I want to buy your property" and then if the seller response, the "buyer" asks them 1000000 questions, wants to go under contract for 100 days with $100 of EM so they can flip the contract.

Will you be completely re-positioning the property or just doing a light refresh
