I would reconsider getting a real estate license yourself and submitting your own offers.

I'd reconsider the title of the post:  "need money to buy a home"You don't NEED it, you WANT it. 

As someone that has not jump in yet, this discussion has seriously make me reconsider my plans.

Another 2 or 3 days later he emails me asking me to reconsider purchasing the property.

Essentially, I need to understand if this is an opportunity I should take or something I should reconsider.

Then re consider your situation.

If the loss of rent is a serious issue you should probably reconsider your chosen business.

I recently started listening to the BiggerPockets podcast at the recommendation of a BP member, and between his success and lessons learned from the podcast, I started reconsidering real estate. 

I love animals myself and would like to offer a place that accepts them, but if repairs get too pricey I'll reconsider.
