So, if your plumber comes out a few times for $200 each trip, you will exceed the threshold and you'll need to generate that 1099.Now, in 2010, you will not have to do that if the recipient is a corporation (C or S); you have to 1099 any LLC or sole proprietor.The change for 2011 is that even corporations will need to be sent a 1099.And to properly issue a 1099, you will need to get a W-9 filled out (to get Tax ID and to determine if recipient is exempt from withholding - which would be at 28% I believe).

Use the two blank sections to write your note, and then actually fill out the check payable to the recipient (not drawn on any bank, of course -- all that stuff is blank).

Does the contract say what you should do with the money if you don't have a forwarding address (our state contract actually has stipulations for this case)...if so, follow the contract.If not, I'd send it certified to the person who is named as the recipient, and if it comes back to you, stick it in a separate bank account for 6 months, and if it's not claimed, considered it yours.I wouldn't give it to anyone else (including the other unnamed tenant) unless a judge orders you to...it would just seem to open you up to future liability...And, of course, you can throw all this advice out the window once you get real legal advice

This is called a nixie, which will usually have a yellow label that either says the recipient moved and will sometimes give you the new address.
