I'm currently living in a home and plan on tearing down and rebuilding. 

I'm also rebuilding a little 50cc ATV with the kids to attempt to teach them some mechanical skills and the final parts came in last week.I welcome any advice any locals would have and am excited to be a part of the BP Family.

Paul if the whole top floor of this row home is torched I think it would be closer to $100K to rebuild everything and also update the rest of the home.

I am doing a full duplex to single family home conversion in Tower Grove South, the bricks are really what is driving up the cost and the need for a mason to basically rebuild the back wall.

The torn and missing window screens should be replaced.I own a company that restores and rebuilds wood windows so here is a ballpark on the costs associated with it. 

I am looking for advice on how to succeed at flipping and acquiring rental units while simultaneously rebuilding my credit up to excellence. 

I own a quad in a C-2 zone that has 4 freestanding tiny homes ~325 sf each, the city was VERY clear that these are grandfathered (built in 1918) and if they were ever demoed we could not rebuild the same size units. 

Never waive the inspection....Unless you can afford to rebuild the whole house and have plenty of time....Better to walk away then to be stuck with a moneypit.
