Larger, experienced shops likely less so, but with these groups even if they have some problem deals it’ll amount to a headwind to overall performance of a very large portfolio rather than a disaster that brings down the firm.The 2020 to 2023 period saw several very active “newer” groups who were rapidly scaling and in some cases dominating acquisitions.

During the pandemic years, it became increasingly popular to lease month to month which creates opportunity to increase rents rapidly on in place tenants.I'm buying a condo this month in which the tenant agreed to stay and signed a new lease raising his rent $250 per month.

I also have another unique option where I could sell off portions of my equity at $50 increments with a 3% fee - but I would also proportionally lose any cash flow and appreciation - so I'm not fully convinced that's a good option - although I understand I can try to use the equity sold to get higher returns, but I'd need to at minimum, cover the cash flow returns I've lost through the sale.
