I would be very careful in working with a 1031 Exchange Qualified Intermediary that provides ("sells"0 replacement property solutions as part of their services.

Personally, I advocate for a long-term investment strategy and would recommend investing the funds, provided you are comfortable with the expected return on investment over time.

@Joseph LeibovitchYou just missed the window...Just before the FED provided their first rate cut, DSCR loans were down to nearly under 6% with 1 year PPP at par pricing. 

Right now, I’m focusing on investing in Providence, Pittsburg, and Allentown.

If it is a credit/equity line, you could provide a lender letter that the funds are available immediately for funding - and cured any recission period.
