Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Currently work as an RN and thats how I heard MTR as a strategy to REI that caters to travel nurses and health professionals.

While living with tenants can pose challenges like privacy concerns and tenant relations, clear boundaries, professional management, and proper tenant screening will help you succeed.

The successful wholesalers are the ones that are direct with the seller and have done an analysis on the deal to show it can be a successful investment (always double check with your own)totally agree, I would add the don't act sketchy and present their available homes in a consistent/professional manner to buyers.

Use your skills to network with local investors and professionals by attending meetups in the Conroe and Houston area, joining online forums, and connecting with property managers or realtors.

I found this property through my network of local real estate professionals and direct outreach.

That said, I do this with a a few investors on rentals since I'm a Realtor and Property Manager where I am boots on the ground for purchase, rehab and lease-up, however we had a strong professional experience/life together before partnering.Lending will also be a consideration as most lenders are hesitant to lend to non-citizens given the foreclosure challenges it can pose.

I would have to have a walk through with a professional to give me an appropriate estimate.
