Be prepared for the inefficiencies of showing an unit with the proper safety precautions.  

We'll probably go ahead with the purchase, realizing the extra testing and possibly precaution that will be necessary if and when we drill, demo, rip out flooring, etc.

I would ask to walk the property inside and out to make sure they are taking precautions to prevent break-ins.
