One strategy is to buy a pharmacy cash with 4 years left on the lease for example as financing is hard to do under 10 years left.

Hi Shawn,It would be best if you call me so we can go over such different avenues.I work with many here on BP they just do not post much on the forums.Same situation as you with a bunch of cash.I specialize in triple net and am working with multiple clients currently on buying pharmacies as wells a triple net restaurants and other types of NNN.Part of what you are going through is a process to decide what to invest in.Sometimes it will take a week to get a direction and sometimes it takes a few months.I help you work through that process.

That is important as pharmacies typically have FLAT RENT during the primary lease term.There is generally a loan assumption fee and borrower needs to qualify to assume the loan.Annul rent of 498,804 today is not worth that in 2020,2030 year dollars etc. because of inflation.Often very heavy pre-pay penalties into the 7 figures to break a loan early like this and put new debt on it.

I would be curious what they said and what asset class they are holding.People are doing very well with commercial real estate with much less management than houses.You are often times dealing with corporate tenants who are more stable if you buy right and with some properties such as NNN you just collect a check.Ultimately it depends on what type of yield you want,how much hands on you want to be,tax considerations etc.You mentioned a pharmacy before.You can land those at 9 to 10 percent or more with a some years left on the primary loan but you have to put some considerable down.

Pharmacy is flat rent in the primary term of the lease ( usually 20 to 25 ) years.Food ( Jack in Box ) has the shortest shelf life of all NNN asset classes before it goes dark.

I am currently in pharmacy school, but I from what I have seen so far, some lenders are willing to use my deferred 25 year repayment plan, or a 10 year plan, or 1% of the total loan amount.
