This is generally correct, DSCR loans do not look at all at your personal income.  

I think I can open another personal checking account at the bank I already have and it'll be under my name but i'm trying to buy out of state rentals with an LLC I own.

The factors to consider are your overall objectives, your credit score, DTI and personal financial condition I recommend you find a broker or originator whom you can trust and have them weigh your options.

If the loan officer asks you about your debts, you can ask clarifying questions such as are you asking for personal debts or business debts?

A good PM, if you are truly annoying them with ticky tack crap, would simply terminate the relationship with YOU, if you were such a bad a client, not charge you $75 every time you call with a question.
