They key is to find out what you bring to the table to others; in this case to my mentor, my clients and eventually to my business partners. 

Partnering with a local agent or property manager can help with finding and managing properties.

I know this post is a little old and not sure if you went through with your ADU construction yet, but my partner does ADU ground up construction in the LA area.

Then look for a partner or partners to fill in the gaps.

Either if that is finding a partner, or house hack method.

What you CAN do is partner up with someone experienced and split the deal.

Also in your situation the 2nd seller financing partner is NOT in first position the old lender who you still owe money to is in first position as you still owe them $88k.

Most importantly is the information that is fed into the tool (along, of course with accurate calculations).I analyzed so many deals that myself or my partners were not inclined to pursue, I felt the time/effort shouldn't go to waste.

My partner's client is spending just under 200k for an ADU and will be renting it for 1800/m.
