(Numbers for example purposes only.)There's no guarantee your investments will outperform your mortgage, of course, but given the relatively long life of a mortgage the odds of coming out ahead are quite good.Some people prefer the guaranteed 4% ROI by paying down the debt.

Yes, if you are willing and able to do that then you can outperform a REIT, but if you are not willing to do that then you may have some expensive lessons before you.

Just as numerous scholarly studies have shown that the number of actively-managed mutual funds that outperform the market (i.e. the index for the relevant asset class) are no more than one would expect from pure chance, I'm sure there are plenty of ill-conceived techniques for REI market evaluation -- but I also suspect there are a couple of 'tried-and-true' principles that are worth consideration.
