Hey @Clint Kelly, I was going to recommend something like BuilderTrend but from what you've said, QuickBooks Online (QBO_ does exactly what you need.The key here is you need an REI-savvy bookkeeping professional since you stated your current bookkeeper is dropping the ball.What you want is super easy to accomplish for a flipping company using QBO.We have Clients who flip close to 100 properties/year and everything is super organized for each property using QBO.It's the operator, not the software in this case.Hope that helps!

In this particular situation the rents were guaranteed by a local organization that placed the ex-convicts so that was a nice setup.  

It's a strategy that has grown in demand *because* of the higher interest rates due to the higher potential income (vs traditional 12+mo leases). 

He knows tons of investors in our area and organizes meet ups and stuff!

In other words, the run on organic appreciate might be at an end, but there is still forced appreciation to be had.Keep in mind the WHY of high home prices... 

Buildium is a nice middle ground and can bring a lot of organization if you don't have a robust bookkeeping system.
