Now, they have a large network of people they have helped, which can help with repeat business / referrals, they have credibility, and a full back end of support (isa's answering the calls and nurturing, transaction coordinators helping with paperwork, ect).

Also he recently mentioned that he now makes 23000 a month in income from his rentals, but loses 10k a month as he did not nurture his portfolio, so he should make 33k a month from his now 68 properties he acquired in just 5 years all cash I think he said he has.

I've seen agents succeed in either scenario simply by understanding that this is a relationship business and your results are dependent upon: your ability to establish new relationships; nurture them until they convert to clients; and service them at a high level.

Establish a relationship with 5-10 strangers each day and nurture your existing relationships on a regular basis (i.e. weekly emails, monthly holiday texts, quarterly phone calls) and the business will come.All the best!
