What I found was, yes it was nice have additional income, but each project seemed to always interfere.

I tried FB ads, and got some inquiries but no bookings.It would be nice to have an AI program that would respond to people looking for a certain sized property in your location for certain dates.

We still find buyers (and renters) that like open to a degree but want / need the office space for remote or hybrid work arrangements.When dealing with a market that does not have huge spreads on properties, one needs to define what is really important versus what is nice to have and see if the math works. 

I guess Air BnB is the newest hot topic.. nice southern gentlemen.. can't comment on his class or anything like that since I have not sat through it..

Thinking that may be a nice bonus!

How well are the leases written?

I landed on the numbers I did because that makes it cash flow nicely for the buyer in addition to meeting my goals. 

I'd recommend interviewing multiple PM's and seeing which one fits your style and expectations.

I found a really nice brick building with 12 apartments, 3 commercial business units and some garages.

After the check is written on the borrowers undisclosed deposit account, the bank sells the note into the secondary market.
