Since basic contracts come out of the NAR, nationally and are then adopted to state and local requirements, I've never heard of a broker's listing not have a procurement of sale clause.

Every office is different as far as whether they charge desk fees, whether you're required to join the National Association of Realtors® (NAR - about $500/year), who pays for MLS ($87/quarter with NAR discount), etc.

NAR has directed it's members not to comment on crime, so for one to actually put that on paper I find surprising.

You can work with each other to find more deals, learn from each other, etc.Even after you are licensed, there are on-going expenses to deal with: board dues, state dues, NAR dues (if required), insurance, and continuing education.

That said, even with a license, I had to pay a pimp-fee to my broker & 1/2 month's rent to the tenant's agent (and pay for pro photos, MLS fees, nar dues, lockbox fees, etc.).

The mls is controlled by NAR so you need to be a paid member of association and be able to have lockboxes after you have been finger printed and have steep realtor insurance.

Hey Brian, I had a look at the NAR and HSH sites you linked here, and as I would prefer targeting middle to higher income people, couples and families initially (to see how that works, vs. dealing with lower income earners, and government 'subsidized' people) what programs would you suggest, or do you know of a good REI 'friendly' mortgage lender(s) rep or principal in California (NorCal, perhaps?)
