Overthinking doesn’t make you money.

When the ROE is significantly smaller than my CoC return (based on initial investment) I know it's time to make a move to increase the velocity of the money.

This is because those who househacked actually pulled the trigger and started to gain experience while those looking for strictly an investment were too focused on numbers and returns to get their hand and feet wet.You can put little money down and take advantage of favorable rates. its a no brainer IMO 

That way, they don't waste their money if they know they will fail.

With Airbnb prices rising, we loved the idea of investing in a few different small apartments scattered around the world so we would have a virtually free place to stay, and when we were not there we would make money off of sites like Booking and Airbnb.

I was drawn to real estate as a way of investing money I have saved up (around $130K with additional funds to leverage out of a 401K if needed), and potentially creating reliable cash flow over the next 10 years. 

That’s the lowest hanging fruit in my opinion. leverage the lenders money and have great cash on cash returns… move out after a year and then repeat the process.

Like with so many things, awareness and access to information leads people to take less favorable options when spending their money. 

Currently we do about 10 wires a month, Chase charges $30/wire unless we keep a lot of money in there, which we have been paying.

They don’t spend money though 🤓 In 2021, AirBNB spend just over 1.1b dollar on marketing.
